BOOKING APPLICATION FOR A PROPERTY:

When you have found a property you wish to rent you will be asked to complete an application form and submit a non-refundable holding deposit for the property equivalent to one weeks rent. The holding deposit acts a commitment payment when booking the property but it will be credited back to towards your first months rent payment when you move in.

PROOF OF IDENTIFICATION IS REQUIRED FOR EACH ADULT OCCUPANT

      • UK Citizens  –  Original Passport/Driving Licence
      • European Residents  –  Original Passport, Leave to Remain/Settled Status and Visa 
      • Non-European Residents  –  Original Passport and Original current UK Visa/Residents Permit

THE TENANCY:  

This is an assured shorthold tenancy for an initial fixed term of six months. Full information relating to the occupation is contained in the tenancy agreement (copy available upon request).

      • At the end of the tenancy term, a NEW TENANCY for the same property may be offered to you for a minimum of six and a maximum of twelve months.

THE DEPOSIT:  

The equivalent of five weeks rent is required as a deposit and is payable upon signing the tenancy agreement.  Your deposit is registered with the Government Approved ‘The Dispute Service’.  This is returned at the end of the tenancy, subject to the tenants’ obligations being fulfilled.

UTILITIES AND COUNCIL TAX:  

As a new tenant, you must take the meter readings on the day you move in. When collecting keys you will receive a welcome pack and will be responsible for taking the meter readings, and registering with the utility companies, Severn Trent Water and Warwick District Council for Council Tax (details in the welcome pack) and transferring the future bills into the tenant’s names. This should be done within 7 days of the start of the tenancy and copies of the readings must be given to our office.  The current supplier for gas and electricity supplied to the premises must not be changed.

You are liable for the cost of all utilities throughout your tenancy. This includes both standing and usage charges for gas, electric, telephone (including connection/disconnection), council tax, TV licence, cable/Satellite TV Charges and internet
 
On the final day of your tenancy the last person to leave must take the final meter readings and inform the utility companies Severn Trent Water and Warwick District Council to close the accounts and request finals bills to be sent to your forwarding address for payment.

KEYS:  

The keys may be collected from our office from the first day of your tenancy between 10.00 a.m.. & 4.00 p.m.. Monday to Friday and 10.00 a.m.. & 2.00 p.m.. on Saturday. Keys are given to authorised tenants only.

INVENTORY:  

You will be required to sign for this document but will then have 14 days from the commencement date of the tenancy to check the inventory.   Any discrepancies must be reported in writing to our office. Should no amendments be made, you will be deemed to have accepted the contents of the document in full.

REPAIRS:  

All requests for repairs must be submitted promptly in writing either on our repairs form at our office or by email. This will be forwarded to your landlord for his attention and action. Telephone messages can be left at our office in the event of emergencies. Please note that you will be given notice of contractor visits for repairs/maintenance. If a contractor is called out by us or the landlord and the problem proves to have been caused by tenant negligence, the invoice will be charged to the tenant accordingly.
