End of Tenancy Guide 

HANDING BACK THE PROPERTY
  • Your tenancy terminates on 30th June.  
  • Arrange for anything you have hired to be collected by the hire company before the end of your tenancy.  
  • The final inspection of the property will take place after you have vacated the property.  You will be emailed within 10 working days and informed of any damage found and any proposed deductions
  • Remove all your belongings, vacate the property and return the keys to our office on the last day of your tenancy.
  • Each tenant is responsible for the return of their keys to our office when the leave.  Please leave all bedrooms unlocked and any bedroom key in the door.
The Inventory:  Run through your copy of the inventory to remind you about the contents and condition at the start of the tenancy.  Check for any damaged or missing items.  Any furniture moved should be returned to the original room.
Preparing the Property and Contents:
  • In all rooms including hall, stairs and landings, wash down paintwork, skirting boards, window/door frames, sills, and doors.
  • Clear and clean out all storage areas, cupboards, and drawers. Dust furniture and vacuum. 
  • All soft furnishings especially carpets, curtains and mattresses should be left clean, paying special attention to any heavy stains and marks.  This may mean having carpets professionally cleaned, and curtains dry-cleaned and pressed.
  • Re-hang the curtains using additional hooks if necessary, ensuring end stops are in place and functioning.  
  • On completion of cleaning, ensure vacuum cleaner is in working order including emptying/replacing dust bag.
Kitchen: 
  • Clear and clean out all cupboards, drawers and shelves, both inside and out, fronts, top and sides.
  • Wash tiles, clean floor and windows.
  • Defrost fridge/freezer, remove water from the appliance, clean and dry interior and exterior. Leave appliance switched off and doors open.
  • Clean cooker both inside and out, including hob, grill, grill-pan and oven.
Bathroom/Shower Rooms/Separate Toilets: 
  • Remove any condensation with mild bleach solution. 
  • Clean all tiles, grouted areas, bath, basin, shower and w.c. 
  • Clean floor, windows, and shower curtain/screen
Smoke Alarms:  Ensure any smoke alarms are in working order and replace battery if necessary.  All light fittings must have a working bullb
Outside:  Clear and tidy gardens of rubbish.  Securely bag your household rubbish and place outside at collection point ready for collection by the refuse collectors.  Leave lawn mower/garden tools in working order and clean condition
Disposal of Rubbish/Unwanted Items  One closable bin and a maximum of 2  bags  can only be left for collection.  All other rubbish and unwanted items should be disposed of to the local waste management centre (the tip) at Princes Drive, Leamington Spa.
